Gross floor area is a contract convention. A building is something else: it is the space between the walls. The clear height of a living room, the void over the stair, the span of a hall, the atrium that ties three floors together.
Each of these takes the same design work, the same calculations, the same coordination. None of them shows up in square metres.
That is why we work in euros per cubic metre. The world we build in has three dimensions. The fee should count all three.
The difference between the two is the 4.2 m high living room and the void over the stair. In square metres it is invisible. In the design it is not.

We want to work with tools and use cases we are still exploring. If your project takes us there, we pay part of the learning ourselves: the more emerging the mix, the lower the rate.
Design effort does not grow linearly with volume. The rate per cubic metre falls as the volume rises.
At one end you have already decided everything and we draw what you set out — that takes rounds of revisions and costs more. At the other you let us look for the better option: eight years of study and twelve of practice work faster when they are not held back.

The coefficient follows the ranking of GDP per capita by county (Eurostat, 2023), compressed — the design market does not divide along the raw productivity ratio. Internal BITa estimate, normalised to Bucharest = 1.00; adjusted at offer stage.
The gap between the two ends comes from how many disciplines enter the model and how complex the coordination is: a house with standard services is not comparable to a production hall or a hospital.

We do not add much here.
Taken together, the four variables ask for little of what we are good at. For work like this a conventional practice will be faster and cheaper, and our rate is not justified. The estimate still stands, but tell us if the brief can be opened up — that is where we become useful.
